Why this newsletter exists

Most firms that struggle in Saudi Arabia do not struggle on capability. They struggle on a mental model.

They arrive reading the Kingdom as a conventional construction market — supply and demand, private capital cycles, developers deciding what gets built — and they ask the three questions that market rewards: what is the business case, who is the customer, what is the exit. Those questions are not wrong. They are incomplete.

Saudi Arabia is a state-led transformation economy, and here construction is not only an industry responding to demand. It is one of the primary instruments through which national strategy becomes physical. A project can be commercially disciplined and still exist to shift a demographic, seed a supply chain, or reposition the country.

Building in Saudi Arabia exists to supply the missing half of that model.
Not promotion, not commentary, not a feed of tender announcements, only the working logic of how decisions get made here, what the system rewards, and where the risk actually sits.

One issue every other Sunday, written for people who have to act on it: firms deciding whether to enter, teams already delivering, and individuals building a career in the Kingdom.

I have worked in this market for twenty-five years, on the client, consultant and contractor sides. Most of what I know cost something to learn. This is the briefing I would have wanted in 2001.
